Living in Omaha's 68136: A Neighborhood Guide for Families Heading to the Growth Corridor

Drive down 180th Street on a Saturday and you will pass three different stages of the same process. A finished subdivision with kids on bikes and basketball hoops in driveways. Next to it, a row of framed houses with Tyvek wrap still on the walls. Past that, staked lots and a sales trailer waiting for the next phase to break ground.

That is 68136. While 68135 and 68137 to the east have mostly finished becoming what they are going to be, this zip is still under construction, literally. If you are PCSing to Offutt AFB and you want a brand new build instead of someone else's finished basement and someone else's paint choices, this is where you end up looking first.

WHAT IS 68136 AND WHERE IS IT?

68136 sits in Sarpy County, in the southwest growth corridor of the Omaha metro, running roughly from Harrison Street on the north down toward Highway 370 on the south, and from about 156th Street on the east out to 180th and beyond on the west.

This is new Omaha. Most of what is here now went up in the last fifteen to twenty years, and a good chunk of it is still going up. It splits between two school districts. The eastern and central sections feed into Millard Public Schools. The western edge, out toward 180th and Gretna East, falls into Gretna Public Schools. Which side of that line your address sits on matters, so it is worth confirming before you fall in love with a floor plan.

WHAT IS THE COMMUTE ACTUALLY LIKE?

Being further southwest, 68136 sits at the far edge of the "reasonable commute" range for Offutt, and it changes a lot depending on which part of the zip you land in and which side of base you work on.

From most of 68136, the move is out to Highway 370 heading east. If you work the south side of base, continue on 370 to US-75 south, then Capehart Road to the STRATCOM gate. If you are headed to the north side, take Fort Crook Road off 370 instead.

From the eastern section, closer to 156th, that puts you at around 25 to 30 minutes. From the central and western sections out toward 168th and 180th, budget closer to 30 to 40 minutes, since you have more surface street distance to cover before reaching 370.

Downtown Omaha runs 25 to 35 minutes depending on where you start. Eppley Airfield is 30 to 40 minutes. This is not the shortest commute in the Millard cluster, but for a lot of families the tradeoff is worth it: new construction, more house for the money, and room to grow.

HERE IS WHAT THE MARKET IS DOING RIGHT NOW

39 homes sold recently in 68136, with a median sold price of $415,000 against a median list price of $420,000. Homes are closing right at or just under asking.

Median days on market sits at 7, though the average of 25 tells you there's a real split in how fast things move. A good chunk of listings sold within a few days of hitting the market, priced right and gone almost immediately. Others, mostly larger or higher-end homes, sat closer to a month or more while they found the right buyer.

Price range is wide here. Entry-level split entries and ranches sold in the $280,000 to $330,000 range, while the upper end stretches to newer construction and larger lots pushing past $800,000. Most of the volume, though, sits in that $400,000 to $500,000 band, right where the median lands.

For buyers, that spread means 68136 has room whether you are looking for a starter home or want more square footage and land. For sellers, homes priced in line with recent comps in their price band are moving fast, often inside a week.

THE NEIGHBORHOODS INSIDE 68136

Whitehawk (Northwest corner, Millard schools)

Whitehawk is established and active, built around a central recreation lake, playground, and paved walking trails. Homes here hold resale value well, and the neighborhood common areas make it easy for kids to make friends fast, which matters when you are new to town on a short timeline.

Feeds into: Millard West.

Oakmont (Along the Millard schools border)

Oakmont is quieter and more mature than Whitehawk, with custom-built single-family homes, vaulted ceilings, and manicured green spaces. It has a high rate of long-term homeownership, which tends to mean predictable, high-demand resale value when your next set of orders comes through.

Feeds into: Millard West.

Aspen Creek, including the Hills of Aspen Creek (Just north of Highway 370, Gretna schools)

Aspen Creek is a large master-planned community putting you about 25 minutes from the Offutt gates. Aspen Creek Elementary and Middle School sit right inside the neighborhood, which makes school drop-off simple and puts you around a lot of other families who are also new to the area.

Feeds into: Gretna Public Schools.

Mirabel (Between Giles Road and Highway 370, Gretna schools)

Mirabel is a newer-build neighborhood with a mix of ranch and two-story layouts, generally priced more accessibly than some of its neighbors. It is an easy shot to base or north into central Omaha.

Bridgeport (Along the S 180th Avenue corridor, Gretna schools)

Bridgeport represents the upper end of the 68136 market: larger lots, estate-style custom builds, high-end finishes, more privacy.

Feeds into: Gretna Public Schools.

LOCAL LIFE IN 68136

Coffee starts the morning here, and you have options. The Beanery has two locations right inside the zip, at 168th and Giles and out in Tiburon, both with drive-thrus, specialty espresso, and breakfast sandwiches for the commute crowd. If you want something more independent, Sweetbeans Coffee Co near 192nd and Edna roasts its own beans weekly and has the kind of warm, regulars-know-your-name service that makes a new neighborhood start to feel like home.

For dinner, Marrow in the Tiburon area is the standout: live-fire cooking, craft cocktails, upscale-casual, the spot you pick for a date night or a celebration without leaving the neighborhood. El Muchacho Alegre near 168th Avenue is the easy, reliable call for tacos and burritos on a weeknight. And for a laid-back night out, Lighthouse Bar & Grill and the Waterfall Lounge, both in Tiburon, cover game days, Taco Tuesday, and a quiet happy hour with shuffleboard and pool.

For fitness, Hotworx in Tiburon offers 24-hour infrared and interval training studios, and West O Fitness has a location inside the zip as well, so you have options beyond driving out to the YMCA.

Outdoors, Wehrspann Lake and the Chalco Hills Recreation Area sit right along the eastern edge of the zip, with miles of paved trail that make it the default weekend spot for a run, a ruck, or just getting the kids outside. It is also worth knowing about if you have a teenager getting close to driving age. Chalco's quiet roads give a new driver more room to practice than a neighborhood street or an empty parking lot to help them get confidence before driving on an open road.

And if you are looking to plug into a built-in network fast, F3 runs a Wednesday site called The Dune at Aspen Creek Middle School, 5:30 to 6:15 AM, free, rain or shine. For military men especially, that is an immediate way to find community before you have unpacked the last box.
